Who makes the decision in a planning application?

The decision for the outcome of a plannig application is the responsibility of the Planning Officer who has been assigned to the application using his/her delegated powers. It is quite usual however for more complex projects, that the application will be determined by a Committee rather than a Planning Officer.

Cases that an Officer would make a decision on his own, are relevant to applications that match the exact conditions set in the land – for example in Simplified Planning Zones.
