What is the process of submitting a project for planning?

Submitting a project for planning can be summarised in the following simple steps:

  • Preparation of all the necessary documents and drawings, according to the planning application type to be submitted
  • Calculation of the correct fees through the Planning Portal
  • Submission by using the correct form (usually found on the LPA’s website or offices) of  the complete list of requested drawings and documents (including a DAS)
  • Submission of an ES if required (for major projects).

A clerk from the LPA will then validate the application package to make sure that everything requested has been submitted. If everything is OK, he’ll put your application on the planning Register and publicise everything.

The consultation and representation periods of 21 days start and the statutory period of determination according to the size of the proposed development (8-13 weeks or 16 weeks if an EIA is required).

For large projects the submission process is handled by a planning consultant appointed by the Client. The planning consultant would coordinate all disciplines by providing lists of the documents and drawings required from every discipline, while liaising with the LPA.
