What parties could be involved in a construction contract and what are their roles?

In order for a project to begin and be delivered, several parties need to be involved each one of which bringing in a different set of skills and carrying different responsibilities. A list of the most typical structure of a design and construction team can be summarised on the following table:

Contract Administrator Agent of the client
Architect Usually the lead consultant that appoints other sub-consultants as and when needed.
Landscape Architect Consultant to client or sub-consultant
Project Manager Employed by the client to oversee the overall running of the contract.
Quantity Surveyor Measuring works on site, agree additional costs with contractors representative etc, value engineering.
Principal Designer For notifiable projects responsible for the Health and Safety of the project.
Other consultants Advise the LA/CA of other aspects of design or construction.
Main Contractor Employed by the client, to perform the main construction works.
Sub-contractor Employed by the main contractor to carry out specialist works.
Site Agent / Foreman Main Contractor’s representative on site to oversee the construction works.
Clerk of Works Engaged by the CA or directly from the client to oversee the quality of work.
