What is a Design and Build Contract?

Where the contractor is designing and building the works, a design and build contract is used. The burden of the risk is with the contractor. This is a completely different approach to delivering a project through a traditional contract, where all the contract documents are prepared in advance (including the detailed design, Bill of Quantities and specification) and given to the successful contractor to build after the tendering stage.

Landscape architects are often ‘novated’ to the contractor and paid by him at the implementation stage of the works.
